Tracey Woods is a successful property investor and specialises in the HMO strategy. Over the past 19 years she has built up a portfolio of Buy To Lets (BTLs) and Houses of Multiple Occupation (HMOs).

In 2013, Tracey’s portfolio enabled her to quit the day job and focus 100% of her time on her passion for property and helping others to achieve the same financial freedom she now enjoys.  

Tracey built a business providing a Hands Free HMO Service to clients in the Stevenage area who don’t have the time or the expertise to run their own projects. Tracey also mentors a select number of clients, teaching them how to build their own successful HMO portfolios.

Tracey has launched Landlord Smart in collaboration with her business partner Nigel in 2016. Landlord Smart offers a unique lease financing service – rather than paying for furniture, electrical items and white goods upfront, investors can instead lease these items which benefits them in three ways:

1) Improve your business cash flow and get to keep your cash to invest in other projects
2) The monthly cost of leasing the items is 100% tax deductible as a revenue expense to your business
3) At the end of the term you have the choice to continue use or renew them
