Rail Station Development 2007
is about one of the most exciting real estate phenomena in the world.

Rail operators and infrastructure authorities are massive property owners. They own the land along the track, sidings, stations and often other land. Their stations have high, predictable traffic, however they are traditionally not effective at developing and monetising this combination of prime land and high footfall.

Currently these operators and authorities are beginning to develop their stations in earnest. For instance, 15% of the total operating revenue of JR East now comes from its station retailing business. Retail is the key focus, but potential exists for more ambitious developments.
